Living in Hawaii - Welcome to the University District



Just northeast of downtown Honolulu is the neighborhood of Makiki which stretches east to west from Punahou Street to Pensacola Street and north to south from Round Top Drive/Makiki Heights Drive to Lunalilo Freeway. Makiki is home to Punahou School, Hawaii’s elite private school attended by President Barack Obama and golfer Michelle Wie, and Kapiolani Medical Center for Women and Children, Hawaii’s only maternity, newborn and pediatric specialty hospital. Punchbowl Crater is where you will find the National Memorial Cemetery of the Pacific which serves as a memorial to honor the men and women who served in the U.S. Armed Forces and is a popular tourist attraction. For a panoramic view of Diamond Head, Waikiki, Punchbowl Crater, and Honolulu, take a cool, refreshing drive through a lush, green rain forest to Tantalus Lookout. A drive up scenic Makiki Heights Drive will take you to Spalding House, formerly known as The Contemporary Museum, which combines exhibitions of contemporary art with terraced gardens and spectacular views of Honolulu.

Living in the University District Area

Locals tend to think of Manoa as Oahu’s college town. In addition to the University of Hawaii, other Manoa schools include St. Francis and the Mid-Pacific Institute. Manoa also has a host of history, culture and numerous dining options. The Manoa Heritage Center offer tours on the cultural history of Manoa Valley, Native Hawaiian cultural practices, and uses and origins of native plants. The Manoa Valley Theatre is one of the most celebrated theaters in Honolulu. Now in its 42nd consecutive season, Manoa Valley Theatre was founded by a group of graduate students from the Theatre Department at the University of Hawaii with a focus on contemporary mainstream Broadway and Off-Broadway shows. Just down the road from Manoa Valley Theatre is Manoa Marketplace, the main retail and dining area of the community. There are a variety of restaurants, shops, a farmers market, post office, bakeries, post office and plenty of outdoor seating.
Located just east of Manoa and Makiki and inland from Diamond Head is the community of Kaimuki. Considered to be one of Honolulu’s oldest neighborhoods, Kaimuki continues to be a thriving area filled with an eclectic mix of shops and dining establishments many of which are located on the main street of Waialae Avenue. One of Hawaii’s most famous musicians, Israel Kamakawiwoole, was raised in Kaimuki. Kaimuki is also home to several private schools including Saint Louis School for boys, Sacred Hearts Academy for girls, and St. Patrick’s School, which is co-ed. Chaminade University, the only Catholic university in Hawaii, is also located in Kaimuki. Third Fridays Kaimuki is a monthly event where Kaimuki merchants and businesses come together to celebrate all the great things that the community has to offer! A short drive away from Waikiki and downtown Honolulu, the historic neighborhood of Kaimuki has a unique character and its prime location makes it an ideal place to live, work and play.

Condos Gain Popularity

The median price of a single-family home on Oahu was up in May — up 3.0% from the same time last year — to $719,000.
And while island living and the limited amount of buildable land is what originally made condominiums on Oahu popular since the 1960s, rising price tags on single-family homes may be one reason some buyers today are opting instead for a more affordable condo or townhome.
“Townhomes and condos allow buyers choices to purchase at a lower price point as compared to single-family homes,” says Kalama Kim, Principal Broker at Coldwell Banker Pacific Properties.
And, he says, condos are growing in popularity for a variety of other reasons as well.
“Today’s condos appeal to a broader range of residents because of the many amenities that come along with condo living. Many condos now boast amenities like dog runs, concierge services and guest quarters for friends and family,” adds Kim. “Living on an island, condos have become more popular for residential development. The lack of space almost requires more condos to meet the growing population. Also, investors sometimes like to purchase condos, as the property is maintained for them and they can better predict their return on investment and cash flow.”
Considering a condominium necessitates a full understanding of homeowner’s association restrictions and financial obligations. “Buyers should check to see if the rules and restrictions in a townhome or condo allow for them to enjoy the property the way they want to,” says Kim. “For example, if they have two pets, they should be sure pets are permitted in the property they want to purchase.”

Sales of Single Family Homes and Condos | May 2016

The number of sales that closed in the month of May was up from a year ago. Last month, 319 single-family homes closed, a 3.2% increase over May 2015 when 309 SF homes closed.
There were 477 condos that closed in May — a 6% increase from a year ago when 450 units closed.
One of the market indicators to keep an eye on is sales volume, expressed as months of remaining inventory — or … supply and demand. Last month, 319 homes closed, and there are 454 pending sales, which are in escrow. And the total number of active listings in May was 1,212. This is how the Months of Remaining Inventory is computed. At the current rate of sales, it will take roughly 3 months for all current listings to sell at the current rate of sales.
Months of remaining inventory will be high in a weak market and low in a strong market. In the mid 1990s, for example, we saw 22 months of remaining inventory.
Today, inventory continues to be a significant factor affecting housing prices.

The median price of a single-family home on Oahu was up 3% in May, to $719,000. Condo prices were down slightly 0.5%, to $373,000.
Year-to-date figures show that for the first five months of 2016, prices have seen increases in both SF and condo segments of the market. Indeed, YTD-2016, the median sales price of a single-family home is $720,000, compared to $683,000 at this time last year — an increase of 5.4%. The YTD-2016 of a condo for the first five months of the year is $380,000, compared to $365,000 at the end of May 2015 — an increase of 4.1%.
Homes and condos are selling after near record breaking 17 days and 15 days, respectively. The fast pace of sales indicates the market is strong going into the summer selling season.
For sellers who plan to list their home, Kim has this advice: “Prepare the property so the it would appeal to the largest number of buyers.”

What A Real Estate Professional Can Do




Well-known actor, humorist and economist Ben Stein once wrote a column entitled “Pieces of Heaven.” It was a love letter of sorts about the many homes he has bought, sold and enjoyed over the years – and the many real estate professionals who helped him find his little bit of paradise each time.
The properties were located all over the country – the California coast, Beverly Hills, the Eastern seashore and Washington D.C., to name a few. The one thing they all had in common, Mr. Stein said: “We could never have gotten them without brokers.”
“Every time I use an agent, I am amazed at how hard they work…always available around the clock,” he wrote. “They handle even the most minute details like inspections, and the big ones like financing. They show endless patience. They are relentlessly upbeat. They need to be a diplomat, design expert, financier, psychologist, surrogate parent, and often surrogate spouse.”
Some sellers may think you just stick a for-sale sign in the front lawn and buyers will beat a path to your door. Guess again! Real estate professionals develop comprehensive marketing plans, take professional photos, arrange inspections and appraisers, oversee home staging, hold open houses, place print and online ads, reach out to their networks to find potential buyers, and negotiate with buyers’ agents to get the best price and to get the deal closed.
Pre-sale activities
A Listing Agent’s work starts with researching the current market to aid the Seller in determining the right list price. They provide information about professionals who can help get the home ready for sale, arrange and develop disclosure packages for potential buyers.
Before any potential buyer sets foot inside the home the Listing Agent will work with the Seller to find out the Seller’s preferences regarding a menu of options as to how to best market the home. Depending upon the Seller’s preferences, the Listing Agent will assist in choosing a stager and/or a landscaper to make the property look it’s best inside and out; to have multiple photos and/or a virtual tour, post signs, create a website as well as put together compelling marketing material to highlight it’s positive attributes and features.
Maximum exposure marketing
Putting the home on the local MLS is just the start of what goes into effectively marketing a home listing. Real estate professionals may create and distribute a just-listed postcard, create and send out open house invitations, submit ads to various publications, promote the home to the Listing Agent’s network locally and regionally, as well as use relocation referral networks to promote the home to relocating buyers from around the country.
And because 90 percent of buyers begin their search for a home on the Internet, according to the National Association of REALTORS®, Listing Agents will promote the property on many of the country’s top real estate websites. Through web syndication, Coldwell Banker listings, for example, are featured on an unsurpassed 700-plus websites around the world – including Coldwell Banker’s exclusive websites.
Open houses and tours
Listing Agents may host a broker’s open tour to let agents working with potential buyers see the property first before holding any public open house. They may canvass the neighborhood to invite people to the open house, as well as alert past client referrals about the listing. In addition, they will schedule individual showings to let more serious potential buyers tour the home personally and privately. Listing Agents will then follow up with those potential buyers and their agents to gauge their reaction and discuss next steps.
Negotiate offers/acceptance
Once a buyer or multiple buyers make an offer, Listing Agents will schedule an offer presentation with the seller, presenting the offer(s), discussing the terms and the seller’s options. At the Seller’s direction the Listing Agent will negotiate terms on behalf of the Seller and prepare contract documents. They coordinate and attend inspections and work with all parties to help resolve problems and challenges relating to the property.
Last but not least, the Listing Agent will help secure all of the necessary paperwork and coordinate the closing.

Commute Friendly and Adorable Pearl City


Commute Friendly and Affordable: Sellers in Pearl City Continue to Receive Multiple Offers


If you’re in the market for a home in Pearl City, you already know sales are hot in this neighborhood. The median Days on the Market statistic for a single-family home in Pearl City-Aiea in January was 19 days, with sellers receiving 95.6 percent of their original asking price. There were 18 homes that closed in January (the most recent set of statistics available at print). Well-priced condos are selling in only 11 days.
The sales frenzy in the Pearl City-Aiea area is not news to buyers. In November 2014, the median sales price of a single-family home there hit $780,000 — an all-time high. A year later, in December 2015, the MSP reached $780,000 for a second time. In February 2015, 26 single-family homes closed, marking a two-year high. In October 2015 sellers received 100 percent of their original asking price — sellers received 99 percent of their original asking price in 2015 overall.
As brisk sales continue, buyers need to be quick on their feet to beat the competition. Still excellent buying opportunities exist. A mid-priced listing in Wailuna, with 4 bedrooms, 3 baths, 1,669-square-feet of living area, on a 3,780-square-foot lot is currently on the market (as of our print date) for $729,000. This is a great home built in 1987, with a split air conditioning system and a 2-car garage.
“The biggest reason people love Pearl City is its convenient location,” says Donna Bulseco, Realtor Associate with Coldwell Banker Pacific Properties. “It cuts down on the commute time.”
Freda Young agrees, the commute from Pearl City to town is much easier than it is from Kapolei or Ewa.
“The demographics include lots of older folks, many homes have been rebuilt to add on for their son/daughter or grandchildren,” says Young.
Bulseco says another one of the draws to the community is the impressive variety of restaurants.
“You can go to Waimalu Shopping Center, Pearl Highlands, Zippy’s, Pearl City Shopping Center … you don’t need to travel far for great food,” says Bulseco.
Interesting to note that in Pearl City 72 percent of the residents own their home, compared to 55 percent of Oahu-overall residents. The median household income is $82,895. And while currently there are homes in Pearl City listed with as many as 7 bedrooms, in the last six months the 3-bedroom homes category was the most popular.
Seasoned buyers have found that it is common to be competing with other buyers on the most desirable listings.
“We continue to receive multiple offers on the majority of the listings we market for sale,” says Kalama Kim, principal broker at Coldwell Banker Pacific Properties. “Yet the National Association of Realtors March Home Survey reported that 75 percent of people believe now is a good time to buy a home and 44 percent believe that strongly.”
With the cost of rentals ranging from more than $1,000 for a studio or 1-bedroom, to nearly $3,000 for a 4-bedroom, at some point it does make sense to consider putting your money toward a mortgage and buying instead.

Construction of Oahu’s rail transit system is well underway. According to the Honolulu Authority for Rapid Transportation website, five miles of guideway has been completed, accounting for 25 percent of the project’s elevated 20-mile system. “This is an important milestone,” says Honolulu Mayor Kirk Caldwell. “This is a visual reminder of the fact that we are building our way to a better transportation future. As commuters drive by and look at the guideway, they know that an alternative to sitting in traffic is on the way.”
In the meantime, Young says, “Traffic has been a nightmare for folks due to the rail work.”
Projections are that the initial section of the rail system, from Kapolei to Aloha Stadium, is slated to open in 2018; and the entire system, from Kapolei to Ala Moana Center, is set to be fully operational in late 2021.
“While many people are excited about the rail and the Transit-Oriented Development (TOD), it is too early to see an effect on home sales,” adds Kim.
Hawaiian Humane Society’s Hiking Club
The Hawaiian Humane Society Paws on the Path hiking club will be exploring Manana Trail on June 25 at 8:30 a.m. This group of animal lovers takes a different pet-friendly trail on the last Saturday of every month. Led by an experienced hiker, the Humane Society hikes are intended to enhance the bond between humans and their dogs.

Pacific Aviation Museum
December 7, 2016 will mark 75 years since America was launched into World War II with the attack on Pearl Harbor.
It will also mark 10 years since the Pacific Aviation Museum Pearl Harbor opened its doors on historic Ford Island, vowing to honor the greatest aviators by sharing aviation history on the Pacific and the stories of the heroes of WWII.
On June 4th and 5th, visit the Museum for the 9th Annual Biggest Little Airshow in Hawaii. This year’s event will pay tribute to the 74th anniversary of the Battle of Midway. Each year, thousands of visitors drive onto Ford Island to experience remote control 1/5th-scale warbirds, jets, and helicopters performing aerial stunts; candy bombings for the keiki; aircraft displays; a keiki activity zone; prize drawings and hangar tours. In addition to these activities, this year’s event will commemorate the Battle of Midway, a four-day sea and air battle that was the decisive point, turning the tide of WWII in the Pacific.
On June 4, the public is invited to attend a Battle of Midway commemorative ceremony, reception and unveiling of a special display featuring murals painted during WWII and historic artifacts from Midway Island. For more information, call (808) 441-1013.
The USS Bowfin Submarine Museum & Park
The USS Bowfin is a fleet attack submarine that fought in the Pacific during WWII and helped to make famous the term “Silent Service.” Bowfin was launched on December 7, 1942, exactly one year to the day after the attack on Pearl Harbor. She completed nine successful war patrols. She was nicknamed the Pearl Harbor Avenger, so it is fitting that she is permanently homeported at Pearl Harbor, right next to the USS Arizona Memorial.
Visitors to the WWII submarine are given a digital audio player, which narrates their tour as they explore and imagine what life on board must have been like for her 80-man crew. In 1986, she was designated a National Historic Landmark by the Department of the Interior.
The USS Bowfin Submarine Museum and Park is one of four attractions that cooperate in telling the story of the attack on Pearl Harbor and the history of the War in the Pacific — the others being the USS Arizona Memorial, the Pacific Aviation Museum, and the Battleship Missouri Memorial.
